Santa Fe Real Estate, Mid-2026: Take The Staircase Down
June 2026 market update | Single-family homes and condos, Santa Fe

Santa Fe's housing market is neither falling or booming. It’s stuck somewhere in between.
Here’s a quick look at current market from active to sold.
Stage | Median price |
Active listings (what's sitting on the market) | $850,000 |
New listings (what sellers are asking today) | $753,250 |
Pending listings (what buyers actually agreed to) | $699,000 |
Sold (what closed) | $650,000 |
The pool of unsold inventory carries a median asking price $200,000 above what homes are actually closing at. Obviously these are all different houses, but the pattern is consistent enough to suggest a meaningful share of Santa Fe's standing inventory is priced above where this market clears.
The market is balanced, not broken
Four numbers set the frame for June 2026:
Months of supply: 5.53, up 6.1% from May and up 15.9% from a year ago. Six months is the traditional line between a seller's market and a buyer's market. We're just under it.
Median sold price: $650,000, up 1.2% month over month. Essentially flat.
Sold-to-list ratio: 96.4%. Sellers are getting nearly all of their asking price — once they're asking the right thing.
Median days on market: 27. For homes that actually sell, this is fast.
Correctly priced Santa Fe homes are still going under contract in under a month at 96 cents on the dollar. The ones that launched high, sat, reduced, and sat again. One caution on the monthly noise: active listings rose 7.7% from May to June. That's summer seasonality in a resort-influenced market, not a crack in the foundation.
Note to Sellers.
The listings that go under contract in Santa Fe right now cluster near $699,000, not $850,000. Your competition on the active roster is not your comp set — a lot of it is aspirational inventory that will be reduced before it sells. Anchoring to it could be an expensive mistake.
Santa Fe is seeing a record number of price reductions as sellers chase the market downward, and typical negotiation off list price is running roughly 2–3%. A home that launches 8% high, sits sixty days, reduces, and sells in month four almost always nets less than the same home priced correctly on day one — and it does so after four months of showings, carrying costs, and uncertainty. Buyers read days-on-market as a bargaining chip, and they are not wrong to.
Note to Buyers.
You have leverage for the first time since 2020, specifically in listings that have been sitting.
Nearly six months of supply means real choice, real inspection contingencies, and real negotiating room. Of course, not every house tells the same store. Your advantage is mostly on aged inventory, not on the well-priced home that just hit the market. Those still move in under a month.
The many markets of Santa Fe.
Citywide medians hide a lot. Recent sales data illustrates just how differently the segments behave:
South side — around $476,000, roughly 1,784 square feet, 58 days, ~97% of list. Steady demand from first-time buyers and families.
Eldorado / U.S. 285 corridor — around $829,000, 2,254 square feet, 28 days, ~99% of list. The fastest, tightest segment in the city right now.
East side — around $1.12 million, 2,500 square feet, 38 days, ~95% of list. Historic character, walkability, and permanently limited supply.
Las Campanas — around $1.71 million, 3,537 square feet, 56 days, ~91% of list. Longer timelines and wider negotiation, which is normal at this price point.
And the top of the market is genuinely strong. The Wall Street Journal recently ranked Santa Fe the No. 1 luxury housing market in the United States. Limited land, lifestyle demand, and steady relocation interest continue to support long-term value here in a way that monthly noise doesn't capture.
The honest summary
Balanced market. Flat prices. More inventory than we've had in years, but buyers still showing up in the same numbers. The advantage in mid-2026 Santa Fe doesn't go to sellers or to buyers as a group — it goes to whoever reads the pricing data correctly and acts on it early.
If you want to know where your specific home sits on that staircase, that's a conversation worth having before you list, not after.
